Basic services

The priority of our condominium management service is always to act according to our clients’ best interest, with the help of reliable, experienced professionals providing a quality job.

Being cost-effective is also one of our first goals at the maintenance and repair works.

All our condominiums are managed in accordance with the Condominium Law, the Condominium’s Deeds of Foundation and Structural and Organizational Regulation, and the further corresponding laws and regulations.

 

General activity

  • Takeover and inspection of all the documents related to the management of the condominium (plans, certificates, other documents), received from the previous condominium management.
  • Fulfillment of all the tasks determined by the condominium’s general meeting and the Structural and Organizational Regulations, and all the works that become necessary between two general meetings held and which are not all inclusively the competence of the general meeting.
  • We act thoroughfully in order to complete the Condominium’s annual budget
  • Handling the condominium’s bank accounts as determined in the Structural and Organizational Regulation, constantly consulting with the Audit Committee
  •  Inspection of the possibilities of the common areas’ utilization and signing of the corresponding agreements with the supervision of the Audit Committee
  • Regular technical inspection of the Condominium’s condition; recording and cost estimation of the tasks to be completed; and their completion, taking into account their priority and the budget of the Condominium. In case the Condominium does not count with enough financial sources to complete a task which would be necessary for the ordinary functioning of the building, a general meeting is organized, and there would be decided what steps should be taken.  
  • Ordering and contracting the tasks determined in the budget, supervision of the technical contents and quality of the works and fulfillment of the certified invoices
  • Acting as Employers towards the employees of the condominium, if any
  • In cooperation with the Audit Committee, preparation of the proposal of the budget of the present year, and the settlement of the previous year’s budget for the annual general meeting, sending invitations to all owners for the above detailed general meeting
  • Collection and registration of the owners’ payments, acting against late payment according to the Structural and Organizational Regulation
  • Supervision and financial fulfillment of the utility invoices of the condiminium. In case the common cost fees do not cover those invoices, we suggest a general meeting to be held
  • Our specialized software allows us to give updated information to the owners about the financial situation of the condominium and of each owner separately, not only at the end of the year, but each month. The statements are available on the Internet as well.
  • No cash payments are made, all transfers are fulfilled with the supervision and previous approval of the Audit Committee. (All invoices are sent scanned towards to the Audit Committee)
  • We are always updated on the national or municipal tenders

Maintenance

  • Urgent problems are solved immediately without organizing a general meeting, even if the cost of the repair exceeds the margin given by the annual budget

Contact

  • During working hours at a previously scheduled date and time we provide personal attention to any of the owners. Furthermore, we receive notifications about failures, complaints etc. by telephone, email, fax or personally.
  • In case of emergency calls, we provide a 24/7 hotline. Our colleagues will inspect the problem immediately or within 24 hours according to the nature of the problem.

 

Optional services

Accountancy

  • Completion of the annual reports, balances, returns and any other declaration towards the different authorities
  • Collection and registration of the owners’ payments acting against late payment according to the Structural and Organizational Regulation
  • Supervision and financial fulfillment of the utility invoices of the condiminium. In case the common cost fees do not cover those invoices, we suggest a general meeting to be held
